Emergency Furnace Repairs & Leaking Furnaces
Furnaces may leak when hot and cold condensation forms – just as it does in our Calgary winters. Wetness around or beneath your furnace can be both minor, and extremely dangerous. Furnaces can leak water or fuel.
If your furnace is leaking propane or natural gas, evacuate the house immediately and call the fire department and gas company or fuel provider. Fuel leaks should be repaired by a professional and not a home handyman.
There are several reasons for a furnace to form condensation or leak water – either way this can lead to major problems and should be dealt with quickly. Apart from damaging flooring, furniture, and walls, water leaks and moisture attract mold that is a health risk and further damages the home. Water leaks inside and around a furnace can also quickly damage the furnace itself.
If you have a high-efficiency furnace - those with an Annual Fuel Utilization Efficiency (AFUE) rating of 90 percent or higher - the most common cause of damage is a condensation leak. This is created by the heat exchange process, causing combustion gasses to cool and condense.
This condensation is then channeled to a floor drain.
Causes of a condensation leak around a high-efficiency furnace include:
- Clogged condensation tubing
- Clogged condensation drain
- Breaks in the condensation line
- Issues with the condensate pump (if you have one)
You’ll need a Just In Time Furnace Inc. technician to diagnose which of these is the issue and then fix it. If you have a whole-house humidifier connected to the furnace there may be an issue which is causing the humidifier to leak into your furnace. Your humidifier should be getting annual maintenance from a professional also.
